Bitumen Roof

Modified Bitumen Roof in Las Vegas

If you’ve been reading up on flat roofing for a while, “modified bitumen” pops up a lot.

And sure, the term feels a little technical, but the idea behind it isn’t complicated. In fact, it’s a tried-and-true material that’s handled all kinds of weather on homes and businesses, especially in places like Las Vegas, where roofs get put through the wringer, a roller-coaster of extreme temperatures, storms, rainfall and hails.

Las Vegas really puts to test any roofing system, and at One Roofing Company we’ve seen it first-hand.

One Roofing Company has installed and repaired modified bitumen across the valley for over three decades. It’s one of our go-to choices for flat roofs because, year after year, it holds up without costing you a hand and a leg or making your life difficult by needing frequent repairs.

What Is Modified Bitumen Roofing?

Think of modified bitumen as the next step up from those old “built-up” tar and gravel roofs that topped a lot of buildings through the 1900s. The main ingredient is asphalt, but it’s been upgraded by mixing in special polymers.

This little upgrade gives it more flexibility, adds strength, and helps it perform better when it’s super-hot or surprisingly cold. The material comes in rolls. We install it in overlapping layers, so you get several levels of protection instead of just one.

There are actually two main types, and each behaves a bit differently.

APP Modified Bitumen

APP stands for atactic polypropylene, and this type makes a tougher, stiffer roof layer that laughs in the face of sun and Las Vegas heat. We roll it out while heating the back with a torch, bonding it right to your roof. Because of its UV resistance and ability to handle high temps, APP is an obvious choice here in the desert.

SBS Modified Bitumen

SBS means styrene-butadiene-styrene. This version is more rubbery, stays flexible, and can take the hot-and-cold changes that desert weather throws at it. Our team can install it a few ways, including cold adhesive, heat-welding, or self-adhering, depending on what the situation calls for.

It’s ideal if your roof is going to see a big swing from roasting summers to chilly winter nights, which is usually the case with harsh yet unpredictable climate in Las Vegas.

Especially, with the rapid expansion and contraction that happens with the roofing membranes due to extreme temperature fluctuations in Nevada.

Why Modified Bitumen Makes Sense in Las Vegas?

People talk a lot about single-ply roofing and sure, it’s got its place. But modified bitumen does a few things that single-ply can’t match.

First off, you get a layered system. If something penetrates the top layer, you’ve still got backup underneath. If a leak on a commercial building means lost revenue downstairs, that extra protection counts. Modified bitumen also stands up better to foot traffic and dropped tools, which are important for roofs with AC units or other equipment up top.

Plus, we know exactly how this material acts in Vegas. We’ve watched it age, we know what corners not to cut, and we’ve dialed in our installation for this unpredictable climate.

How We Install Modified
Bitumen Roofs?

Surface Prep

It always starts with the deck. We check that everything’s clean, dry, and solid, and we fix any problems with the deck or insulation before moving forward.

Base and Cap Sheets

A proper install means at least two layers in most cases. The base goes down first, then the cap sheet rolls on top, overlapping at the seams. Our team at One Roofing Company can expertly handle the flashing details around edges and drains up front, not as an afterthought. We go to lengths to offer quality work that speaks for itself, helping us get reference from you and position as a market leader in the roofing space in Las Vegas at the same time.

Seams and Edges

Seams and edges are the usual trouble spots for leaks, so we make sure to handle those with care. You won’t find us rushing this step as cutting corners at this phase just means headaches down the line.

For us, perfection and long-lasting solution matters more than just getting the job done with, which is the case with most others fly-by-night roofers in the market today.

At One Roofing Company, we are serious about the reputation we have built over three decades of hard work, perseverance and sincerity, and we take pride in being the #1 choice for repair and installation of modified bitumen roof in Las Vegas.

Repairing Modified Bitumen Roofs

Over time, you’ll see seams start to lift, granules wear away, or flashing around equipment loosen up. These problems are all fixable, especially if you catch them early and don’t ignore the tell-tale signs. At One Roofing Company, we solely focus on actually solving the problem, not just patching over it.

How Long Does Modified Bitumen Last?

A solid, well-installed modified bitumen roof in Las Vegas usually goes strong for 15 to 20 years, sometimes more if you keep up with regular inspections and fix minor issues before they get worse.
